Regulatory Navigation

The Approvals We Handle

Three regulatory bodies. Three different processes. One team that knows them all. We file, we follow up, we escalate, and we get results.

COUNTY GOVERNMENT
Building Permit

Every structure requires a building permit from the respective County Government before construction can legally begin. This includes residential, commercial, and institutional buildings.

Prepare architectural & structural drawings to county standard
Submit application with title deed, ownership proof & fees
Site inspection by county building officer
Approval & permit issuance (30–90 days typical)
Display permit on site before breaking ground
Without this permit, your structure can be demolished by county authorities — regardless of cost.
NCA · NATIONAL CONSTRUCTION AUTHORITY
NCA Registration & Project Registration

All contractors and construction projects must be registered with NCA. Classes NCA1 (unlimited value) to NCA8 (up to KSh 10M). Operating without registration is illegal and carries significant penalties.

Submit project registration via NCA online portal
Obtain NCA compliance certificate
Display certificate on site — valid for project duration
Annual renewal of contractor practising licence
NCA site inspectors conduct random checks. Unregistered sites face closure orders and fines.
NEMA · NATIONAL ENVIRONMENT MANAGEMENT AUTHORITY
Environmental Impact Assessment

Required for projects above a certain threshold or near sensitive environments (wetlands, forests, water catchments). An EIA license is a legal prerequisite before construction on qualifying projects.

Conduct Environmental Impact Assessment (EIA) with licensed expert
Public participation & stakeholder engagement (mandatory)
Submit EIA study report to NEMA
NEMA technical review (60–90 days)
EIA license issuance — renewable annually
NEMA violations attract criminal liability. Projects built without EIA where required have been demolished.
